We define the commercial, or urban campus as a real-estate portfolio, established over time and comprising a wide spectrum of different building types, located in one or many sites – all with varying building technology systems. It needs to provide an accessible, comfortable, flexible yet controlled and secure environment for its tenants, so controlling and monitoring security, life and safety systems, HVAC etc are key priorities. An urban campus is primarily a commercial operation that contains offices, but also retail units, public areas, distribution and storage areas, restaurants and catering and data centres and secure operational centres and often has a requirement to be operational 24/7.
The traditional method of managing and controlling these facilities, involves using both in-house staff and maintenance contractors dedicated to each building. This approach, where staff need to be experts in the individual systems and technologies in the buildings in which they work, is fraught with corporate risk and increases operational costs.
